What you receive:
When working with our company you receive exposure from the
Nations leading website Realtor.com, to access out of state buyers, and also
exposure from the MLS (multiple listing system). This way instead of
having one Realtor working for you we expose you to all of the the Realtors
of North Texas. By maintaining our representation we will be working
with you and keeping your best interests at heart. We will walk you
though and help you negotiate contracts, schedule all appointments, and help
buyers with financing if needed so you know that you are dealing with a
qualified candidates.
How do we pass the savings on to you:
While prospecting for clients in our market area we heard a
lot of feedback indicating that sellers could either not afford the
traditional 6% commission, and it would take a lot of their equity that they
were planning for a new purchase, or that they were concerned with exactly
what kind of services would be provided to earn a high commission.
With that in mind we set out to set up a new program that would be Realtor
friendly while still giving the seller savings. The way that our
program works is that the seller pays an up front marketing fee and offers
out the buyers agent a commission, we would recommend 3%. By offering
out this commission you are guarantee the buyer's agent that they will be
compensated if they bring you a qualified buyer. Where the discount
comes in is on our end by representing you as the listing agent.
How do we distinguish ourselves from other companies:
There are a lot of companies popping up all over the
internet that have similar programs with flat fee listings. A lot of
these companies are limited service companies which mean when placing your
property o the MLS they will place your information for the contact person
and let you handle the contract on your own. They will state under the
type of listing Limited Service. In Texas there are guidelines through
TREC (Texas Real Estate Commission) stating a minimum of services. At
Affiliated Real Estate we comply will all of these regulations and when
taking a listing we will be taking it as an Exclusive Right to Sell.
Meaning that we will never remove our representation from you and will help
you throughout the whole process from start to finish. You will never
be left alone to negotiate with buyers agents or to navigate thought TREC
contracts on your own.
